The vision of the site is to develop a new self-sustainable community with places for people to live, work, educate, and play within the parks and civic plazas. The site presents two challenging issues; 1) a network of ravines that crisscross the property; and, 2) the highways. It is the intent of this project to use the ravines as an opportunity for celebrating the natural beauty and use the highways for providing major workplaces and destination shopping.

The proposed Master Plan for the Entertainment District, which is located central area of the development, is strategically located at the intersection of two heavily traveled highways. What brands this neighborhood of 129 Manzanas is more than the destination shopping that includes a regional mall with outdoor entertainment areas such as open-air restaurants, and cinema, but also places for watching theatrical plays, places to listen to music, nightclubs, even indoor gaming, and a cultural museum.

The proposed Master Plan located the Academy District in the north region of the site directly off the SAL 38W highway. Since this highway bisects the Town Center and Academic districts it is the intent of this proposal to keep this critical connection between the districts by creating an underground tunnel that allows the highway of SAL 38W to bypass without interruption. The bypass will have on and off-roads that allow roadway connections will be created.

What brands this neighborhood of 92 Manzanas is the concentration of schools that includes K-20 including technical school all of which share the open air play fields. adjacent to the play fields is a stadium seating for 3,000 to accommodate the training and practice of professional teams. a hotel embraces  the stadium overlooking the field. the central green is wide enough to accomodate daily outdoor vendors.

The Town Center is situated at the intersection of several major access roads. This makes this area ideal for a concentration on commercial/office spaces. For the most part, the surroundings are heavy industrial uses which would benefit from diversity in uses. The residential portions of this district are on the west adjacent to other similar-scale residential.

The Valley Heights District is situated at the highest elevation on the slopes of the Volcano; making for dramatic views of the northern lands of the development. The context of the vast majority of the perimeter is untouched forested lands because of its deep ravines. To preserve this natural edge the ecology of these ravines will need to be studied to control erosion by developing a strategic plan for maintaining the ravine vegetation.
